Welcome to Tribeca

Cast-iron lofts, quiet streets, top schools, celebrity neighbors, exceptional restaurants.

Intro

Tribeca — the Triangle Below Canal — occupies a stretch of Lower Manhattan that spent most of the 20th century as a wholesale goods district and spent the last 40 years becoming one of the most expensive residential neighborhoods in the world. The lofts are real, the streets are quiet, and the school district is among the best in the city. It's not a neighborhood that needs to prove itself.

What to Expect

Wide, cobblestone streets that empty after business hours. Converted warehouse buildings with ceiling heights that don't exist in newer construction. A residential population that values privacy and knows how to keep it. Very little retail noise — most of the commerce happens behind closed doors or at a handful of destination restaurants.

You’ll Fall in Love With

The silence. For a neighborhood in lower Manhattan, Tribeca is remarkably still. Children play on the sidewalks. Dogs run in the park. The pace is nothing like what you'd expect two blocks from the subway.

Key Details

The Neighbors

Finance, entertainment, media, and old New York money. Tribeca has long attracted people who want space, privacy, and a strong school zone. The community is tight-knit in the way that expensive, low-density neighborhoods tend to be.

The Lifestyle

Weekday mornings at Laughing Man Coffee. School pickups on Harrison Street. Weekend dinner reservations you made three weeks ago. The Tribeca Film Festival every spring. It's a neighborhood with real rhythms.

The Market

Loft conversions dominate — former factories and warehouses with raw square footage that simply isn't being built anymore. Full-floor apartments are common. So are penthouses with private terraces. Co-op and condo boards here are among the most selective in the city. Expect extensive financial documentation and lengthy review processes.

The Appeal

Space, schools, and quiet — three things Manhattan makes you choose between. Tribeca is one of the very few places where you don't have to.

If You Do One Thing

Walk the stretch of Harrison Street between Greenwich and Hudson on a weekend morning. It's one of the only intact Federal-style row house blocks left in Manhattan and it's easy to miss.
